Balchug Residence apartment complex is located in Zamoskvorechye district of Moscow, at the island between the Moskva river and Vodootvodny Canal, which is the area of strict development regulation.

The main idea of the architectural concept was to connect the designed complex with the existing urban development. It can be seen in buildings arrangement continuing the development line.

The complex consists of three apartment blocks 4, 5 and 7 storeys high, a 5-storey administrative building and a 2-storey office building with an integrated distribution transformer substation. The administrative building located along Bolshoy Ustinskiy Bridge protects the apartments from noise and forms a quiet living environment. The internal space of the complex is separated from the surrounding streets by a gated fence with an access control system.

Each apartment block has an individual entrance with a lobby for visitors, a reception, waiting areas and lifts serving residential floors and the underground car park. The ground floors of the complex comprise office and administrative areas and cafes.

The design specifics were determined by the location of the complex next to the Moskva river, whereby the site was assigned the third (complicated) geotechnical category. The latest water proofing materials and technologies were used to ensure reliable water resistance of the complex. Non-standard construction methods were used in the design, such as concreted steel welded I-beams for columns.


The design author is a world famous architect Hadi Teherani.The architectural solutions were developed by BRT-RUS (RTDA). The developer of the complex is Inteko Group, one of the leading development companies in Russia.
